ONLINE PAYMENTS
Our preferred delivery method is our online payment system. It is easy and assigns your rent payment directly to your account. The online system charge is $1.00 per transaction. When using this method please add $1.00 to your total payment submitted. Click below to submit your rent payment online.

BANK BILL PAY
Bill pay can be set up through your bank, either online or at your local branch. Please consider 5 to 7 days for postal delivery when arranging your check issue date.

BANK DIRECT DEPOSIT
You can visit a local Wells Fargo branch and deposit a rent payment directly into our account. If you choose this method, please contact our office and we will provide you with your direct deposit bank account number and general directions.

ELECTRONIC ACH TRANSFER
Payments can be made through your bank directly to our bank with an ACH electronic transfer payment option. This process can be set up through your bank’s online system or at your local branch or print and fill out the ACH form below and submit it to our office.

Renter's Insurance

Sayco Property Services requires that all tenants have renter's insurance coverage during their tenancy.

Minimum insurance coverage requirements:
  1. $100,000 Personal Liability coverage
  2. $250 deductible
  3. Sayco Property Services named as an additional interest
*Proof of insurance will be required prior to your occupancy.

Renters insurance is designed specifically for people renting homes. A common misconception of renters is that they do not require homeowners insurance because they do not own the home. A renter may experience losses that are not covered by the policy carried by the property owner. Please contact your insurance agent to discuss policies and options that best fit your needs. We will be happy to suggest some local insurance agents that carry renters insurance.

Personal Property

It is the responsibility of the individual tenant to obtain renters insurance to cover their personal possessions. The property owner’s policy does not cover personal property belonging to the renter. The exclusion of your property protection includes, but is not limited to, such events as fire or theft.

Liability
Owner’s policies cover their liability only -- they do not cover the renter’s liability. Renter’s insurance covers your liability, within limits, assuming the loss was not intentional. Personal Liability coverage is not limited to damage to your property, or that belonging to others, if an event occurs at your residence; legal defense expenses and your personal liability outside the home are also generally covered. Tenants must carry a minimum of $100,000 Personal Liability coverage.

Maintenance

You are responsible for all routine maintenance during your tenancy. Along with the overall upkeep of your residence and its grounds you are also responsible for replacing A/C filters once per month and ensuring that your smoke detector batteries and light bulbs are refreshed as needed.  In most situations, yard maintenance is required and you should keep the yard mowed, watered, leaves removed, and shrubs neatly trimmed. You are responsible for keeping leaves out of gutters and general pest control. Damage caused by you, your family and/or guests will be your responsibility and any requested repairs of such damage will be charged to your account. Please refer to your lease for further responsibilities of the tenant.

If you have a maintenance request, please click on the request form below, fill out the questionnaire in its entirety and then submit. Requests are immediately sent to the appropriate subcontractor to resolve your specific need. In a non-emergency situation, please allow two days for a response.

After submitting an online maintenance request and after the appropriate lead time for a response, if you have not heard from a maintenance team member, or if you have a concern about work that has been preformed, please submit another online request or feel free to reach out to the maintenance office at 205-610-8787 or maintenance@saycocapital.com.

The maintenance office is open Monday through Friday from 8 a.m. to 5 p.m.
